What changes if you're buying from the UK?
You can buy like anyone else. The differences are tax at home, your will and the paperwork.
Being British changes nothing about whether you can buy: you can own freehold in Abu Dhabi's investment zones like any foreign buyer. 1 What changes is tax at home. If you're UK resident, the UK taxes your Abu Dhabi rent and usually any gain when you sell, even though the UAE doesn't. 2, 6 Plan your will too.
Can you buy as a British citizen?
Yes. Foreigners of any nationality can own freehold property in Abu Dhabi's designated investment zones, and you don't need to live in the UAE to buy. 1 The rules are the same as for any other foreign buyer, so start with who can buy, and where.
Will the UK tax your rent?
If you're UK resident, usually yes. UK residents normally pay UK tax on foreign income, and that includes rent from a property abroad. 2 The UAE charges no tax on it, so there's no foreign tax to set against the UK bill.
How you report it
On your Self Assessment tax return, as foreign income. 3
Rates are rising
From 6 April 2027, property income in England, Wales and Northern Ireland is taxed at 22%, 42% and 47%, two points above the usual rates. 4
New arrivals
If you move to the UK after at least 10 years abroad, you can claim relief on foreign income and gains, including rent, for your first 4 years of UK residence. 5
What happens when you sell?
If you're UK resident when you sell, you may owe UK Capital Gains Tax on the profit, even though Abu Dhabi doesn't tax it. 6
How you report it
On your Self Assessment return, or through HMRC's real-time Capital Gains Tax service. 7 The 60-day deadline you may have heard about applies to selling UK homes, not homes abroad. 14
Keep your paperwork
The purchase price, the fees you paid on buying and selling, and the dates. They reduce the gain you're taxed on.
What if you live in the UAE?
The trap if you go back
If you lived in the UK for at least 4 of the 7 tax years before you left, and you return within 5 years, gains you made while you were away can be taxed when you come back. 9
Tax-free in Abu Dhabi. Tax-free for you?
Only if you're not UK resident. If you are, the UK taxes your rent, and usually your gain, so budget for it from day one.
Does UK inheritance tax reach it?
It can. Since 6 April 2025, Inheritance Tax depends on long-term UK residence, not domicile. If you've been UK resident for 10 of the previous 20 years, your overseas assets, including a home in Abu Dhabi, may be subject to it. 10
Moving away doesn't end it at once
After you leave, you can stay a long-term UK resident for between 3 and 10 tax years, depending on how long you lived in the UK. 10
Do you need a will in Abu Dhabi?
It's wise to have one. Under Abu Dhabi's law for non-Muslims, if you die without a will, half your estate passes to your spouse and the other half is split equally between your children. 11 If that isn't what you want, a will lets you choose. Non-Muslims can register a will with the Abu Dhabi Judicial Department. 12
Ask your lawyer
Whether your UK will and an Abu Dhabi will need to mention each other, so one doesn't cancel the other.
Can you buy without flying out?
Yes, through a power of attorney: someone in the UAE signs for you. A document signed in the UK usually has to be attested in the UK, then by the UAE Embassy, then by the UAE Ministry of Foreign Affairs before it's accepted. 13 The exact steps vary, so check them with your lawyer before you sign, and allow several weeks.
How do you pay for it?
Most buyers living in the UK pay cash or borrow from a UAE bank. UAE banks lend to people living abroad, but often less than to residents, and they ask for more paperwork. See our mortgage guide.

What's the catch?
Read these before you sign anything.
Run your numbers after UK tax.
Before costs, a 6% yield taxed at the 40% higher rate leaves about 3.6%. Check your return at your own tax rate. 15
UK rates on property income rise in April 2027.
Run your yield numbers at the new rates, not today's.
Your residence status decides almost everything.
If you're splitting time between the UK and the UAE, get advice on the Statutory Residence Test before you buy.
Paperwork takes time.
Powers of attorney and wills need stamps in both countries. Start early.
This is general information.
Tax depends on your circumstances. Speak to a UK tax adviser before you commit.
